Casa antica ristrutturata con taverna nel borgo di Pitigliano

PITIGLIANO/GROSSETO/TOSCANA- Nel cuore del centro storico di Pitigliano, in un pittoresco e curato vicoletto, appartamento ristrutturato di circa 70 mq più soppalco, e taverna di circa 20 mq con profonda grotta sottostante.
Il borgo, arroccato su una imponente rupe di tufo, si erge sulla natura selvaggia ed incontaminata di quest’area della Maremma Toscana. Molto noto come La Piccola Gerusalemme per la storica presenza di una comunità ebraica da sempre ben integrata nel contesto sociale che qui ha la propria sinagoga, Pitigliano è uno dei Borghi più Belli d’Italia e Bandiera Arancione.

DESCRIZIONE E CONDIZIONI

La proprietà si compone di un’abitazione che sviluppa su primo e secondo piano, e di una sottostante taverna con grotta.
Entrambe hanno ingresso indipendente.
La proprietà è collocata in vicolo della Battaglia, una viuzza molto caratteristica e curata, piena di piante e fiori e arricchita anche da un fontanile antico.

Nel dettaglio, l’abitazione è composta di sala con angolo cottura camino (al momento ottimizzato con una stufa a legna) e ripostiglio al primo piano, salotto con camino e soppalco uso zona letto matrimoniale, cameretta e bagno con vasca al secondo piano.
La taverna è una stanza con camino, angolo cottura in muratura, e bagno con doccia.
All’interno della taverna si trova una porticina che dà accesso ad una grotta.

La casa è stata completamente ristrutturata meno di vent’anni fa con gusto e attenzione all’antico: soffitti con travi in legno e pianelle, pavimento in cotto artigianale, nicchie, pietra a vista, lavandino in marmo antico in taverna, e molti altri dettagli suggestivi.

Come può succedere con case antiche nei borghi, si arriva alla casa solo a piedi (circa dieci minuti quasi tutti in piano oppure una distanza minore ma con scalette ripide).
Le scale di accesso alla casa nonché quelle tra primo e secondo piano hanno una pendenza piuttosto accentuata.

LOCATION

La casa è in una zona esclusivamente pedonale, a circa 700 metri dai parcheggi (o a 200 metri da un parcheggio secondario, ma con una salita ripida da affrontare).
Il centro storico di Pitigliano è appunto quasi tutto pedonale, piacevolissimo da girare a piedi, ricco di botteghe negozi ristoranti e bar.
Il paese conta circa 3500 abitanti, è dotato di tutti i servizi, e si trova in una zona di colline  e valli boscose disseminate di borghi nell’estremità sud della Toscana, a pochi km dal confine col Lazio.
Con mezz’ora si raggiungono le famose suggestive Terme di Saturnia e le rive del lago di Bolsena, mentre con meno di un’ora si arriva al mar Tirreno e in particolare nella zona pregevole del Monte Argentario, o alle città di Viterbo e Orvieto.
Roma è a poco meno di due ore.
Benché esista un servizio di trasporto pubblico (esclusivamente autobus, la stazione ferroviaria più vicina è a circa un’ora) è molto lento e macchinoso, come spesso accade in queste zone è assolutamente consigliabile usare l’automobile.

Ancient Restored House with Tavern in the Village of Pitigliano

PITIGLIANO/GROSSETO/TUSCANY – In the heart of the historic center of Pitigliano, in a picturesque and well-maintained alley, a renovated apartment of about 70 sqm plus a loft, and a tavern of about 20 sqm with a deep cave below. The village, perched on an impressive tuff cliff, rises above the wild and unspoiled nature of this area of Maremma Tuscany. Known as La Piccola Gerusalemme for the historic presence of a Jewish community that has always been well-integrated into the local social context, which includes its own synagogue, Pitigliano is one of the Most Beautiful Villages in Italy .

DESCRIPTION AND CONDITIONS

The property consists of a dwelling that develops over the first and second floors, and a tavern with a cave below. Both have independent entrances. The property is located in Vicolo della Battaglia, a very characteristic and well-kept alley, full of plants and flowers, enriched by an ancient fountain.

In detail, the dwelling consists of a living room with a kitchenette and fireplace (currently optimized with a wood stove) and a storage room on the first floor, a second living room with a fireplace and a loft used as a double bedroom, a small bedroom, and a bathroom with a tub on the second floor.
The tavern is a room with a fireplace, a masonry kitchenette, and a bathroom with a shower. Inside the tavern, there is a small door that provides access to a cave.

The house was completely renovated less than twenty years ago with taste and attention to the antique: ceilings with wooden beams and tiles, handcrafted terracotta flooring, niches, exposed stone, an ancient marble sink in the tavern, and many other charming details.

Heating is provided by the fireplaces.

As often happens with ancient houses in villages, you can only reach the house on foot (about ten minutes mostly on flat terrain or a shorter distance but with steep steps). The access stairs to the house as well as those between the first and second floors have a rather steep incline.

LOCATION

The house is in an exclusively pedestrian area, about 700 meters from parking (or 200 meters from a secondary parking lot, but with a steep uphill climb). The historic center of Pitigliano is almost entirely pedestrian, making it very pleasant to explore on foot, rich in shops, restaurants, and cafes. The town has about 3,500 inhabitants, is equipped with all services, and is located in a hilly area with wooded valleys scattered with villages in the southernmost part of Tuscany, just a few kilometers from the Lazio border. In half an hour, you can reach the famous and picturesque Saturnia Thermal Baths and the shores of Lake Bolsena, while in less than an hour, you can get to the Tyrrhenian Sea, particularly the splendid area of Monte Argentario, or to the towns of Viterbo and Orvieto. Rome is just under two hours away. Although there is public transport (exclusively by bus, with the nearest train station about an hour away), it is very slow and cumbersome, so as is often the case in these areas, it is highly advisable to use a car.
