La casetta della Torre. Mini-palazzetto indipendente antico a Fabrica di Roma

FABRICA DI ROMA/VITERBO – Piccola casa con ingresso indipendente estremamente caratteristica, ai piedi della cinquecentesca Torre Farnese che domina la Rocca di Fabrica di Roma.
Perfetta come rifugio tranquillo per i weekend.
50 mq, molto particolare, con piccola cantina sottostante.
Buonissime condizioni, solo alcune piccole cose da rinnovare.
Contesto molto pittoresco: il piccolo spiazzo è pieno di rigogliose piante e fiori curati dai residenti, davanti alla casa c’è un cippo antico e una chiesetta dismessa, di fianco un imponente contrafforte del castello, e su tutto svetta l’alta Torre. Anche se il punto è raggiungibile in auto, la zona è praticamente quasi esclusivamente pedonale.

DESCRIZIONE

La casetta ha ingresso indipendente, è libera su tre lati, e si sviluppa su piano primo e secondo (e ultimo) di un piccolo palazzetto situato nel cuore del centro storico, su un piccolo spiazzo.
Misura circa 50 mq, ha accesso da una piccola gradinata, e si compone al piano terra di cucina abitabilecon camino soppalcata e grande stanza da bagno con wc separato, al piano mezzanino di una piccola stanza uso cameretta o magazzinetto, al primo piano di una camera al momento usata come studio. Al momento la zona notte è stata realizzata nel soppalco, che ha un’altezza piuttosto comoda.
Travi in legno a vista.
Il tetto è stato in parte completamente rifatto, in parte sistemato.
I pavimenti e le finestre sono stati rifatti in epoca recente.

A parte rinfrescare e personalizzare la casa, gli unici interventi che ci sembrano opportuni sono sostituire l’isolamento interno datato nella camera al primo piano, e rinnovare piastrelle della cucina e wc.
La casa al momento è scaldata solo tramite camino, essendo piuttosto piccola si può immaginare facilmente di scaldarla con delle stufe  se si vuole utilizzare d’inverno.

Sotto la casa si trova un magazzino di circa 10 mq, antico, con pavimento in pietra, perfetta come cantina dei vini.

LOCATION

La proprietà si trova nel centro storico di Fabrica di Roma, ai piedi della Rocca e dietro al Comune, a poche decine di metri dai primi parcheggi e a meno di 200 metri da un grande parcheggio appena fuori dal borgo. Bar e negozi sono a pochissima distanza.
Fabrica di Roma è un paese piuttosto grande per la media della zona, circa 8000 abitanti, ed ha tutti i principali servizi.
Si trova a circa 300 metri sul livello del mare, sulle pendici sud dei monti Cimini, nelle vicinanze del bel lago di Vico.
A mezz’ora di macchina da Viterbo e a quaranta minuti dal Raccordo di Roma.

The Tower House. Ancient, independent mini-building in Fabrica di Roma

FABRICA DI ROMA/VITERBO/LAZIO – Small, extremely charming house with an independent entrance, located at the foot of the 16th-century Torre Farnese and of the Rocca of Fabrica di Roma, just a few meters from parking areas. Bars and shops are very close by. Fabrica di Roma is a relatively large town comparing with the area, with about 8,000 inhabitants and all main services.

It’s located around 300 meters above sea level, on the southern slopes of the Cimini mountains, in a wooded area near the beautiful Lake Vico, halfway between Viterbo and Rome. It is a 30-minute drive from Viterbo, 40 minutes from Rome’s ring road, and only one hour from Fiumicino Airport.

The house is 50 square meters, very unique, with a small basement below. It’s in excellent condition, requiring only minor renovations doable with diy project.

The picturesque setting includes a small “piazza” filled with lush plants and flowers, cared for by the residents. In front of the house, there is an ancient stone marker and a disused church, next to an imposing buttress of the castle, all dominated by the tall Torre Farnese. Although reachable by car, the area is almost entirely pedestrianized.

The house has an independent entrance and is free on three sides. It develops over two levels (first and second floors) of a small building in the heart of the historic center, overlooking a small square. The 50-square-meter home has access via a small staircase. On the ground floor, it features a kitchen with a fireplace and a large bathroom with a separate WC. A small room on the mezzanine level can be used as a bedroom or storage. On the first floor, there is a room currently used as a study. The sleeping area is currently on the loft that is above the kitchen, which has a comfortable height.

The house features exposed wooden beams. The roof has been partially redone and partially repaired. The floors and windows were renovated in recent years.

Aside from refreshing and personalizing the house, the only necessary work seems to be replacing the outdated insulation in the first-floor room and updating the kitchen and WC tiles. The house is currently heated only by a fireplace. Since it is quite small, it would be easy to heat it with electric stoves if you want to use it during the winter.

Below the house is an ancient 10-square-meter basement with wooden beams and a stone floor, perfect for a wine cellar.
