PITIGLIANO/GROSSETO/TOSCANA- Nel cuore del centro storico di Pitigliano, appartamento ristrutturato di circa 80 mq abitativi, più piccolo terrazzo con vista sui vicoli e sul campanile della chiesa di San Rocco.
Il borgo, arroccato su una imponente rupe di tufo, si erge sulla natura selvaggia ed incontaminata di quest’area della Maremma Toscana. Molto noto come La Piccola Gerusalemme per la storica presenza di una comunità ebraica da sempre ben integrata nel contesto sociale che qui ha la propria sinagoga, Pitigliano è uno dei Borghi più Belli d’Italia e Bandiera Arancione.

DESCRIZIONE E CONDIZIONI
La casa è al primo e ultimo piano di un suggestivo palazzetto antico in pietra, con ingresso indipendente tramite caratteristica scala esterna d’epoca.
Si compone di ingresso, grande sala con angolo cottura, due comode camere da letto di cui una con soppalco, bagno.
Da una scaletta all’ingresso si sale verso la terrazza, che affaccia sui vicoli e sul campanile della chiesa di San Rocco.
La casa è perfettamente ristrutturata con gusto e attenzione all’antico, ed è caratterizzata da soffitti con travi in legno e pianelle, da un bellissimo pavimento in cotto, e da molti dettagli suggestivi come le nicchie, la pietra a vista, e il camino in pietra.
L’ampia sala è illuminata da tre finestre e da un piacevole lucernario, e da un curato angolo cottura in muratura con grande lavandino di marmo.
Le camere affacciano sul retro, ed hanno un bellissimo panorama sui tetti e sulle colline boscose che circondano Pitigliano.

Da notarsi che, come può succedere con case antiche nei borghi, si arriva alla casa solo a piedi (circa dieci minuti quasi tutti in piano), e le scale di accesso alla casa nonché quelle per salire in terrazzo hanno una pendenza piuttosto accentuata.
LOCATION
La proprietà è collocata lungo una delle principali vie del borgo, in una zona esclusivamente pedonale, a circa 700 metri dai parcheggi.
Il centro storico di Pitigliano è appunto quasi tutto pedonale, piacevolissimo da girare a piedi, ricco di botteghe negozi ristoranti e bar.
Il paese conta circa 3500 abitanti, è dotato di tutti i servizi, e si trova in una zona di colline e valli boscose disseminate di borghi nell’estremità sud della Toscana, a pochi km dal confine col Lazio.
Con mezz’ora si raggiungono le famose suggestive Terme di Saturnia e le rive del lago di Bolsena, mentre con meno di un’ora si arriva al mar Tirreno e in particolare nella zona pregevole del Monte Argentario, o alle città di Viterbo e Orvieto.
Roma è a poco meno di due ore.
Benché esista un servizio di trasporto pubblico (esclusivamente autobus, la stazione ferroviaria più vicina è a circa un’ora) è molto lento e macchinoso, come spesso accade in queste zone è assolutamente consigliabile usare l’automobile.

The Nest of Pitigliano. Renovated Historic Apartment with Terrace
PITIGLIANO/GROSSETO/TUSCANY – In the heart of Pitigliano’s historic center, a renovated apartment of approximately 80 sqm of living space, plus a small terrace overlooking the alleys and the bell tower of the Church of San Rocco.
The village, perched on an imposing tuff cliff, rises above the wild and unspoiled nature of this area of the Maremma in Tuscany. Known as “Little Jerusalem” for its historic Jewish community, which has always been well integrated into the local context and has its own synagogue here, Pitigliano is one of the Most Beautiful Villages in Italy.
**DESCRIPTION AND CONDITIONS**
The house is located on the first and top floor of a charming ancient stone building, with independent access via a historical external staircase.
It consists of an entrance, a large living room with a kitchenette, two comfortable bedrooms, one of which has a loft, and a bathroom.
From a small staircase at the entrance, you reach the terrace, which overlooks the alleys and the bell tower of the Church of San Rocco.
The house has been perfectly renovated with taste and respect for its historical features. It boasts wooden beam ceilings, a beautiful terracotta floor, and many charming details such as niches, exposed stone walls, and a stone fireplace.
The large living room is illuminated by three windows and a pleasant skylight, and features a well-designed built-in kitchenette with a large marble sink.
The bedrooms face the back, offering a stunning view of the rooftops and the wooded hills surrounding Pitigliano.
The house has independent heating with a pellet stove and radiators.

Please note that, as is often the case with historic homes in villages, the house is only accessible on foot (about a ten-minute walk, mostly flat), and the stairs leading to the house and up to the terrace are quite steep.
**LOCATION**
The property is located along one of the main streets of the village, in a pedestrian-only area, about 700 meters from parking.
The historic center of Pitigliano is almost entirely pedestrian, making it a delightful place to explore on foot, with plenty of shops, restaurants, and cafes.
The town has about 3,500 inhabitants, offers all essential services, and is situated in an area of wooded hills and valleys dotted with villages in the southernmost part of Tuscany, just a few kilometers from the Lazio border.
In just 30 minutes, you can reach the famous Saturnia thermal baths and the shores of Lake Bolsena, while in less than an hour, you can be at the Tyrrhenian Sea, particularly the beautiful Monte Argentario area, or in the cities of Viterbo and Orvieto.
Rome is just under two hours away.
Although there is public transport (exclusively buses, the nearest train station is about an hour away), it is quite slow and inconvenient, so a car is highly recommended in this area.
